Hazelden North Houses in London Ontario Activity

An Update From January 1, 2010 to April 6, 2010 of Activity in the Hazelden Neighbourhood

Unlike all the other neigbourhoods I write about in London Ontario, there has not been much action on resale homes in the Hazelden area. The main reason is that there have been no homes come on the market so far this year!

Hazelden remains one of the most sought after neigbourhoods in London and those who do live there, do not plan on moving soon. I presently have 2 people who are quite interested in purchasing a home in Hazelden. One is looking for a 2 storey home, at least 4 bedrooms, a finished basement and up to $600,000.

My other couple would prefer a bungalow or ranch, double car garage and would be willing to spend up to $475,000.

Anything that does come on the market, I will post it here and on my blogs!

Hazelden North in London Houses 2010 & What Happened in 2009

What was the real estate market for houses and condos like in Hazelden, a London Ontario Neighbourhood in 2009 and what to expect for 2010?

Houses in Hazelden  

From January 01, 200 9 to December 31, 2009, 11 houses in Sunningdale exchanged hands, 5 were ranches and 6  were 2 storey houses.

The average 2 storey house sold for $412,233 and the ranches average selling price was  $388,700.

    

                                  What Does This All Mean? For Sellers:

The Hazelden neighbourhood is quite stable with above average income earners who tend to stay in their homes longer, hence, less houses for sale. Prices have increased approximately 4.3 % and is a slight sellers market .

Economists are predicting real estate in London may increase 8-9% in 2010 and interest rates to increase as high as 6%. There will be some neighbourhoods in London that may see these price increases because of the amenities and and the inventory of homes for sale.

I cannot predict the future; but I can prepare my client's for it. In any market, clean, quality homes that are priced well sell quickly. Those who are testing the market or not facing reality as to the real value of their home, lanquish on the market, take longer to sell and for far less than the correct price which the home should have been marketed for in the first place.
